@Jamiel Strickland Thanks for the info. I'm looking for all the info needed to make a sound judgement on purchasing an investment property in that area. Reasonable rents, crime stats, tax info, rehab costs, best areas to invest in etc

Hello All,

I’ve been thinking about investing in Detroit but I don’t know where to start my research. I would be an out of state investor. Does anyone have any advice on how to get accurate data about the numbers and neighborhood without actually being there? Thank you all for your time have a great day.

Hello everyone. We're in the middle of purchasing our first investment property ,(a duplex )with our VA loan. The owner of the property said he doesn't have the cash to fix up the property so it can pass VA. He said if we could find a contractor who is willing to wait until closing to get paid from the proceeds of the sale we could possibly make this work. Does anyone know a contractor in the El Paso TX area who would be willing to work with us? Thank you all in advance. Have a great day!

I think it depends on how your going to finance your deals. If your using the VA or FHA loan you have to wait one year if I'm not mistaken. You have to also make sure your lender will allow the property to be put in an LLC because you don't want to have to worry about an acceleration clause.
