Hello!

I am looking for an accountant, preferably in Jersey, if anyone has recommendations? I just got a quote from 1-800-accountants which seemed a little on the high side (3200) but also I don't really have a point of reference. They seem to provide a lot, and we are happy to pay if that is in line with the industry.

Hello

My husband and I are under contract on our first multifamily and bc of the conventional loan we can't get the loan under an LLC. So we will have to title over to an LLC after close. My question is should we do it? Our lawyer cited us the pros and cons, and I was surprised that we will not be able to refinance as the LLC. also that there have been instances where a property was moved over to an LLC, the lender found out, and then made them refinance into a commerical loan. I've spoken to my insurace broker and he suggests just getting a good umbrella policy to cover yourself, as an LLC will still leave personal assets vulnerable. Generally people say its better to have the property in an LLC to protect yourself personally, but I am a little wary of running into complications. What do most people do? Thankful for any advice to be had.

Hello! I’m a newbie investor looking for my first deal and the home I’ve had my eye on (fix and flip) just went on the market. My market is very hot, and I know this listing will be snatched up. I spoke to my mortgage lender who did my primary home mortgage and he believes we should have no problem getting a conventional mortgage with our profile. I did a quick search through here and seems to be some private money loan options that seem very appealing. My question is which route should we go (conventional or private money) to Get this deal done fast if down payment isn’t an issue? Thx In advance for the help!
