@Ken Barrett definitely true about those other aspects. Have been considering laundromats for a while previous, so the research there has definitely taught me to consider them entirely separately. Mostly, I am considering an option like a coin laundry business because of the potential cash flow. The situation would have to be ideal in order to move on it, simply because we all know the demographics and maintenance really control the outcome.

Anyhow, I just mentioned because that led me to the aspect of considering commercial retail spaces and rental income. What's your experience in commercial? Any fundamentals for a newbie?

My primary focus is commercial RE, multi-family, apartments. I believe there is major potential here as developers and investors bring some modern and innovative updates to this market. I was previously presented with the opportunity to purchase a coin laundry business as well, which initiated some research and meetings. That deal still has potential to be executed, and it is definitely in my interest to learn more before I move forward.

Thanks, Omar! This is definitely the holy grail of RE investing! I tried to include some specific questions about where my focus areas are for now, just in case people can pinpoint me with any advice around those few ideas. Your work looks very interesting. Did you begin in Texas, or one of the other two states? Also, what’s the most important lesson you’ve learned while investing in multi-family? Did you invest your own capital in your first deals?

Hi BP family, Thanks so much for the knowledge of this community! I am interested in learning as much as possible about real estate investing so that I can find my niche and work on some really awesome deals and projects. A little about me: Currently instructing Calculus, transitioning to an MBA program in the fall. I am most interested in working in real estate to build a business, create passive income, and eventually invest to help others build their businesses. Something I’ve thought about for some time, but without action...you know.... I’ve been studying and researching for a little over a year now, but making connections is my growth area so that I can form a good community to learn and work with. Whats the best thread/article you’ve come across on: - finding the first deal/learning with others executing a deal - creating a successful team (contractors, inspectors, real estate lawyers, etc.) - analyzing deals (preferably comparing 2 or more deals) There are so many threads here, so maybe this can help me get to some specific links or info a bit faster.
