Caleb, you are absolutely right. Bay City is full of opportunity for those who are savvy enough to navigate it. Though I have to ask where you are finding 4.5% interest rates on investments?

First, thank you, that is very helpful. Now I wonder if it boils down to simply negotiating with the broker. Would they have an issue if I was cutting them in? Also, where can I find information or learn more about the off-market LLC separate business idea you're referring to? That sounds like golden advice. I seriously appreciate it!

Hi Angela, I just sent you the MI Broker wholesaling requirements in workplace. The requirements circle around liability. As a Realtor who engages in wholesaling, you are opening yourself and your broker up to increased liability. The MI Brokers have found a way to share this risk with the agent and allow licensed Realtors to wholesale while hanging their license at eXp Realty. I strongly encourage you to consider this as an option and present it to your state brokers.

Hi Jason, the Saginaw market can be very profitable if you know what you are looking for. Saginaw, Bay City, and Midland are targeted by a lot of investors because of their low entry price. I live in Freeland which is less than 30 minutes from any of them and would love to have a conversation about your investment goals.

Thank you Drew! That seems to be the consensus and I have already located a couple of companies that are willing to side over it. It sounds like removing the peeling paint is likely to be a nightmare because it could contain asbestos fibers, so repainting is not looking like a viable option even though the asbestos siding is in good condition.

Bay City is a beautiful strange city. Many of the houses that are currently on the market are in rough shape, but if you know what you are looking for and can move fast, then you can find some decent deals. There has been a lot of growth and development and the city is feeling fresh and new. The local investor group that I am affiliated with all agree that there is one property manager that stands out above the rest. PM me if you want his contact info or have any additional questions!

Can anyone relay professional or personal knowledge about asbestos siding? The house is 100 years old and 1600 sq ft and has asbestos siding with peeling paint. How expensive is it to remove? Can it be covered with vinyl? Can it be power washed and repainted? What is the most budget friendly and safe way of handling this? Thank you all!
