Hey guys! This post is probably a little different than most, but I desperately need some advice! My husband and I are preparing to buy our first home. We took an unconventional approach to start the process and we moved in with my father-in-law so we could start paying off some debt we have. We would be considered low to moderate income at the moment, so we are looking for the most affordable way to buy a home. We have heard about FHA loans and also the USDA.

We actually spoke with a lender about a month and a half ago who ran our credit, unfortunately our credit didn't meet the minimum requirement for USDA, but we've been working really hard on building credit. We have taken out a small secured loan from our bank to help build credit, and we've made 3 payments on that now. We have both paid off our vehicles. 

Any any advice on how we can build up our credit would be appreciated! Also advice on the best route for first time home buyers who live off of a modest income.

@Khari Harper I feel you! It's all very boring. I'm currently studying for my licensing exam. I don't know what company you're with and I'm not trying to say that one is better than the other, but I'm going to be working with Keller Williams, and I'm very excited because they provide SO much valuable training for new licensee's, and I have heard that most real estate companies do not do this, in which case I would be up a creek lol.

@Ben Curry, Hey there! Do you know what exam company that your state uses? For example, I'm in Kentucky and they use PSI testing services. 

I purchased the book Real Estate License Exams for Dummies, it was very affordable at around $20. I love this book! It really breaks down each topic, and also gives real life scenarios. I would highly recommend it to anyone!

I'm in Kentucky and I'm currently studying for my licensing exam. I have already taken it once, and failed by ONE point =[

Sooooooo.... I took my Real Estate licensing exam last Thursday. I failed the national portion by ONE point!!! Talk about disappointing. The state portion I did not do so well on and I'm ashamed of that. 

Is anyone else here preparing to take their licensing exam??

I would to connect, share some study material, share thoughts, ect.

@James Wilcox Thank you! Sadly I have to re-take both portions. I only failed the national portion by one point =[ =[ But It's ok, I know what to expect next time!
