Hello REI world, I'm at a space in my investing journey where I know I am probably not doing all the right things and if I want to continue, I need to really change my processes and get better with learning new strategies and standardizing. I've heard from people who say a coach can make a world of difference, but you really have to pick the right coach. The prices for coaching seem to range vastly and it's a massive expense that could really put you in the hole. Wondering if I can get any advice on what you feel is a fair price for coaching and how you went about deciding on which coach to choose. Thanks everyone!

We are looking at a rundown MHP in the area to potentially flip into a tiny home community and looking for boots on the ground support to do a preliminary walk through of the property and surrounding area for us. We are not familiar with the area directly outside of just what we can find online about it and would like to hear about the area from someone who knows it well and may be able to provide a local contact

To be honest, it is more than one. It is the New Western of Ohio. So many issues with the process and how properties are presented and priced. No or little accurate information shared leading to wasted money and efforts to put something under contract. Prices too high to cash flow after repairs. I was disappointed in the entire experience across the board.

Just had a horrible experience with 2406 Professor LLC in Ohio trying to buy a quad they had listed. They were aware and in contact regularly throughout in regards to me identifying the property on my 1031 exchange. They acted very shady throughout and drug it on for almost 4 months where I am at the end of the closing phase for the 1031 and then decided to keep the property for themselves now and completely screwing me over. I would never recommend to do business with this bunch as when I started looking them up there are many reports of being slumlords and scammers.

I also HIGHLY HIGHLY warn investors to beware of Reafco and all their employees in Ohio who peddaled me countless horrible deals as an out of state investor and I wasted almost $8k in inspections and such on properties in horrendous condition that they lied about.

Okay, so I made a sizable amount of profit on the sale of my airbnb property and made my best attempt to identify and close on another piece of like real estate but unfortunately, it looks like that deal may fall through because the owners now want to keep it.

Should I:

A) put the money into a Deleware State Trust (yes I did identify 2 on my 1031 as options under the 200% rule). The money would be in a large, high end nursing home in VA and Student Housing in Washington, up to a 10 year hold, looking at about 5-6% quarterly return and maybe 1.5x return at sale BUT illiquid and commercial real estate is tanking so higher risk here. Avoiding taxes is the best benefit then 1031 out of this in a few years.

B) Pull my money out, call it a loss, pay a sizeable tax bill and put the money into another investment

Appreciate any insight here, especially from those with experience in DSTs!!
