Sure @Kevin Reynolds go ahead and DM me and we can connect next week. I noticed my last post was 7 years ago :). Wow, things have changed a lot since. I currently own one and about to close on my second hotel deal soon. 
I’d be happy to share my experience. But hotel has been my most lucrative investment compared to others

We have a value add property (52 rooms) under contract in South Padre Island Tx that is scheduled to close in 30 days. Offering a partnership opportunity at 100k for 10% which will yield a 12% preferred return plus 2x the investment in 3- 5 years.

Hello All, 

i had hired a realtor to lease my unit. she got a tenant and got the tenant to sign her version of the lease , basically the standard form from Texas Association of realtors. 

But after a month or so I realized that she had made mistakes on lease. like charges on late fees is different , the parking spot assigned is wrong. 

I can't get hold of the realtor to fix the lease now I'm stuck. how should i proceed with the tenant ?

Hi, i have a tenant asking me to remove a dependent from the lease. she has her bf as a dependent on the lease. Should I create  new lease or is there some kind of amemdent form that I I could use? 

the property is in texas 


looking for your advise please

i have an 8plex in Texas and recently found that Tenant changed locks and have more than 8 people in a 2bed2ba apt, 

Plus there is pest infestation. They signed a lease about a month back with me. 

Need advice on how should I proceed? I self manage this property.

Hello BP Community, 

I just purchased an 8-plex in the McAllen Tx area and wanted your thoughts on how you manage it. 

Some specifics about the units

All 8 units are adjacent to each other in a row. Each unit has access to a backyard. 4 Units have it as private and 4 shares it with each other. 

Upon speaking to the tenants, they claim:-

  1. The previous landlord paid for Pest Control inside each unit. (i looked at the previous owner lease no mention of pest control)
  2. The previous landlord changed the A/C filters for every unit
  3. The previous landlord provided light bulbs.
  4. Is that common in Texas? I recently moved to Texas so I am not familiar with the rules and laws here.

    @Eric Caraboolad finding a good PM is always a challenge. I have had a couple of PM's in the Cleveland area. All I can tell is the worst of the bunch is Holton Wise. Never use them.
