Hi Guy, 

Thanks for your reply. I think it's a brilliant idea to wait for a tired landloard and I'm sure there will be some of them during this time. I think that could be a good opportunity for us. We are thinking Texas. Of course we would start with 1 property and adjust accordingly to see how reality differs from our expectation. I'm sure we will be able to get a much more realistic idea as we start looking at properties and running numbers. 

How many units do you have and how long have you been in investing? We are just staring out.

I hope you are well. Due to the unfortunate coronavirus situation my husbands job is in jeopardy like so many other people's. We own 2 properties and if anything happens we will sell them to get more cash together. We are in a good position because we can get together approximately $300,000 cash. We had a 10 year plan (with his job) to buy real estate and retire but if he loses it that obviously change everything. Worst is he probably wont be able to get another job for 1 or 2 years because his industry has been destroyed. 

We will keep enough cash to live on for 2 years and we want to invest in real estate in Texas with the remaining $300,000. We plan on purchasing 7 single family homes with this cash which includes all costs and 6 months cash reserves for each. Max cost $135,000 cost each and we will get loans. we would buy the properties 1 at a time to make sure we dont overwhelm ourselves financially. 

So here are the questions:

1. Does anyone know if we can obtain mortgages without a job but with significant savings and cash reserves?

2. Now that people cant be evicted do you think it is a bad time for investing? What can we do to protect ourselves? 

3. If you had $300,000 cash and lost your job how would you invest it to ensure the best possible future for yourself? Based on the numbers we are thinking we could make approximately $3,500 per month on the properties.

Thank you both so much for your responses. For only 1% it seems like a great way to take some of the daily hassels out of renting. 

Karen, For now we just have 1 property so would you recommend Beyond Pricing or Wheelhouse to get started? Also, do you find that you maximize your occupancy and income with these tools or do you still have to make manual price adjustments if you think it is too low or high?

My husband and I just bought a vacation rental property and we are going to list is on the major sites (airbnb, VRBO, booking, homeaway, etc). From your experience, can you tell me which website you get the most rentals from or if there are any additional websites that you would recommend?

Also, I heard about 3rd party pricing tools like Airdna, Wheelhouse, and Beyond pricing. Has anyone used these and are they worth the 1%? Which one would you recommend to start with?

I am asking this question for a friend...

They are South African living in Dubai. They want to begin investing in real estate in the USA and they only have one problem that is stopping them. They would like to retire in the US and want to find out if it is possible to obtain an EB-5 visa for investing in real estate. They already know about the $1 million dollar (this is not possible for them) or $500K investment rule and that they will have to add 10 USA jobs... Does anyone have experience with this or know a good immigration attorney? They can invest $500K buying real estate over the next few years but they want to get advice on the best way to structure their company (legal advice). Or are there any foreign investors here not living in the USA but still feeling it is worth it to invest anyways? Thanks.

Hello Everyone,

I have done a lot of research on the DFW area and feel that is the best area to buy my first rental property. I would like to buy multiple properties over the next few years so that my husband and I can retire in 10 years. 

We are both working and can afford to save/invest about $60k per year... My first thought was to buy multiple houses but I am constantly seeing podcasts on multi family and I feel that might be a better option... We can either buy 2 or 3 houses this year or save 2 years and buy a building...

My question is this: what would be your advice for the best way to use our money to become finally free?

Any advice would be appreciated.
