@Holly Baum I looked into some listings in our neighborhood and looks like there are STR renting out whole house. Looking at their listing, seems like the units are mostly occupied at least in the summer months. I was of the impression that 3+ bedrooms might be a hard sell as STR. Thanks very much for your suggestion.

Also, by any chance do you know or recommend any reliable professional cleaning service in Loveland?

@John Underwood Currently the guests enter through the living space upstairs and they walk down the stairs to the basement. We added a door at the foot of the stairs to add privacy for them. Does bigger pockets provide any resource that I can tap into to find a reliable contractor in this area? Thank you very much

@Kerry Baird Yes, great idea. Will chat with the contractor and get some suggestions for adding another window. Thank you.

@Michael Baum This is a true basement and not a walk out basement. This might be a stupid question, but I am fairly new to rentals in general. We have 3 bedrooms/2 bath in the upstairs space (1100 sq ft) we are currently occupying. The basement has 2bed/1 bath, living space and kitchen (1100 sq.ft). We might have to move out of state because of my job situation. So, as a STR, we think this would be a good approach as we can add more value by providing a private entrance to the basement. Please correct me if I am wrong here. In the event we have to move out of state, we would be comfortable renting the whole house out instead of using it as STR because we feel managing a STR from out of state will be challenging?? So, will adding a separate entrance provide any benefit if we are considering long term rental? Also, what kind of forced appreciation am I looking at? One of the agent I spoke to was mentioning approximately 5k? Thank you very much.

@JD Martin Thanks! We did check with couple of contractors last year and they never got back with a quote. Wonder why? Also, I was not sure whether to check with the city or whether the contractor will take care of that as part of their job. Yes, will check with the city and proceed. Any thoughts of whether this approach will add value as a long term rental? For short term rentals, I believe that this can add value? Thanks again!

Hi, our SFH in Loveland, CO has a finished 1100 sq.ft basement which is listed as STR. However, the entrance to the space is shared and not private. Could someone advise me on who are the people that I should be talking to see if this is a viable option? I also heard that some counties are not allowing homeowners to install basement doors? Also, is this private entrance going to add value to the home? Thanks!
