Hi All, although this closed back in June wanted to share with everyone my first "intentional flip". I say "intentional" because though I have had a few real estate transactions (3 rentals) and 1 live in flip which ended up becoming my primary residence.This is the first property I purchased to with fix and flip as the exit strategy and successfully completed.

We faced a few challenges between having to change GC's, running over budget and time. However,It was stressful enough that I will do it again. lol.

@Paul E. Drecksler thank you for offering your knowledge. With someone just starting out with online marketing what would you recommend to do first for traffic PCC or something else?.

@Nick Quarandillo, College is not everything but I think its a good place to learn and network while you put together your plan and get your hustle together. It's good you questioning this now so when you get out you won't be spending the next 15 plus years in a job/industry you don't like.

Hi Raven, congratulations on this. Sorry am commenting a year later but am in a similar situation right now. We are 2.5 years into our live in flip and 90% of the work complete. We us well had a baby in the middle of all this and stopped renovations for sometime. I have two questions for you and would be grateful for your answers.

1. How was the transition to the new house. Did you have a house under contract during the same time the house was up for sale?. Am trying to gather ideas on how others have transitioned from house to house. 

2. Did you sell this house yourself. I know you mentioned you had an open house scheduled. Are you licensed?. Am not licensed and considering  trying to to "For Sale By Owner" route.

Hi, this is not a wholesale deal. Am just bringing the deal to the table. My investor does not have experience in this type of asset. She actually never been in real estate, just looking to diversify. Am not worried about the investor taking the deal. 

I am bringing the opportunity and very little experience. I have been studying for a long time and ready to make the leap.
