First time investor looking for the smartest way to finance a deal to where we do not need to wait 6 months to a year to refinance to regain our 25% cash down to repeat the process.

I am looking to invest in the Saginaw/Bay City/Midland area in MI  and my next step in the  process is to contact lenders to see how we qualify for a loan before searching properties. We are squaring away the funds for a down payment. I am looking for suggestions on whom is best to contact. Do you have referrals? Should I start with my local bank where I hold an account? Have you had success with online banks?  Appreciate all feedback.

@Joe Villeneuve - Learning a great deal from your responses, thank you. If we lived closer in Michigan, I would take you to lunch and pick your brain. I am an investor in training and trying to learn all that I can before taking the first step. TOMORROW I need to improve my time management, be sure about market analysis (this has been my focus), study up on ways to move money, and my husband is excellent at educating me on planning for the next step. Excellent advice - thank you.

@Nick Michaels Sorry this happened to you and I may have my nightmare story to tell in the future being a newbie to investing, but your detailed explanation is a big help. All the best to you here on out.

@James Wise- I am from Cleveland, Ohio - I appreciate the advice. Do you suggest a well written business plan before taking the next step? Currently working on this as my first step. @Alex Bacon - working on a business plan and need to make goals more concrete as you mentioned.  We looked at a 4 unit property with foundation issues and much more work than I believe we should get into for our first property.  Appreciate the information.
