@Michael Wentzelsounds good. From my research, one should expect at least $200 per month in capex for a SFR like this long term. So just wanted to help make sure you estimated conservatively enough.

Ted Jackson congrats on your property! What do you project your long term capex to be? In what neighborhood class would you consider this property?
Theo Hicks , I commend your persistence! What caused the leak? Did the pipes freeze due to heat/electricity being turned off?

I wouldn't use percentages for anything. Your estimates shouldn't be based on rent -- One SFR may have gross rent of 7200 and another may be 14400. These houses could be same age, SF, and renters, yet your estimated expenses could be double for one compared to the other.

from my research, not from hand on experience, capex will be greater than what you've assumed. At least $200 per month. 

@Jeff S. wow, thank you for taking the time to share such information. The expenses are far higher than I expected, and I've come to the conclusion that no SFR bringing in only $500 per month in rent can ever make a good return, particularly if it isn't self managed nor expected to ever appreciate. Hopefully you get better scale with your duplexes and a higher rent to offset these expenses. Thanks again for sharing

so would you consider 4 SFR purchased for $60,000 total / $15,000 each, currently renting for $500 per month each and in low income neighborhoods with no chance of appreciating, pigs?! thanks!
