Dwolla is awesome. All other rent payment services charge a lot more than Dwolla.

I know of several landlords and property management companies using their service. The only downfall is that the money doesn't appear immediately in your bank account.

Full disclosure: my company uses Dwolla to facilitate rent payments.

Thanks for sharing Zac. What tenant characteristics qualify as "good"?

As for tenant retention, I found this article useful because it sets the tone and signals the beginning of a positive landlord-tenant relationship. Or do you consider your leases as just contracts?

In California it's illegal to require that rent be paid online. If you're using an online service to collect rent, what do you like about with the service? Also, what do you not like about it?
