Fairly new to STR game. I own a couple cabins in pigeon forge that are doing well. But I have really been looking to get a property in a beach town or on a beach preferably Florida ’or gulfcoast. I have been looking with multiple agents and I can’t seem to find a healthy cash flow. Any advise on areas? Or buildings or even agents i should be speaking with? I would also like a proerty in the denver area Any help would be Appreciated Thank you

@Tim Schroeder I just purchased my first cabin this year in the smokies, I am looking for future deals as well. I would be interested in a partner on a bigger nicer cabin if anyone would like to discuss let me know. Big cabin large deck great view want to go all out and get top dollar

@Villy Ellingeri have been looking in destin, Panama City beach, ft Walton, st Pete and Clearwater for the last year and a half and can’t seem to find anything where the numbers work.. maybe you can help me look in the right plCes? I really want a beach condo that has cash flow but also a place I can come 2 times a year as well. I have had to do my deals elsewhere Please help Thank you

@Account Closed Well closing in 2 weeks on my first vacation rental. I will keep you posted on how itgoes... As far as me using my vacation rentals for my own use I meant as more during offseasons asto not disrupt my revenue. Beach properties etc dont get used much in offseasons

New to taking on on investors I would greatly appreciate any advice from anyone who has used private investors in the past.. Do you do guaranteed yIeld lIke 10% Have gou done equity? Im am sure that there are 1000 ways to skin thIs cat but I just am not sure where to start. I already have some pitential investors Looking to continue to grow the amount of rentals I have but at the current rate I will deplete my cash reserves quickly and I do not want to slow down while I wait to recover downpayments from my rents. I am at the point where I will either have to switch my strategy to include a few flips a year so I can use the profits to put down on more rentals or take on some investors. Any help would be appreciated Or if anyone can steer me in the direction of a book or better articles that might spell out the details better for me.

@Bryan Devitt yes very good points.. I do plan on getting my first 2-5 ish in same place as long as they profit like I expect... I am also trying to balance rental portfolio with other properties like small multifamily. (duplexes or small apts) I want to create a passive (ish) cash flow over next few years or sooner. This is my struggle when looking at rentals for STR is I am trying to turn off the side of me that would like to live there part time and just focus on the numbers and what is going to cash flow the best.. I put a bid in on one that I did not bid to where I should have partially because I didn’t like a couple small details but fact is it produced cash and was a solid structure... but it’s actually still on market a week and half later so going to look at it again and re evaluate

@Bryan Devitt well we wanted to get a few doors going in the first location to create some cash flow but the reason I would like to spread them out a little is I would like to possibly use them in retirement. Rather than getting old and having an rv I could just travel from my own rental to the next depending on time of year and where I wanted to live for the next week/month... Maybe I’m trying to mix my investing with my own personal use down the road...

@Jerry W.thank you for the advice I will keep you posted on how things go... I would like to keep the ball rolling and have 3-4 properties by years end. I want to stay where the moneys is but I also want to spread out a little. I have to try and separate my personal from the smartest business desciions and investments No room for emotion in investing Thanks again, stay in touch, I am alowars trying to learn and grow and make new fimrinds that maybe we can work together in future projects
