Thanks for the info.

Slightly more info this is a college town and I feel like it was common practice at least with my friends that I knew to have the rent be increased if more then one was living in the house.

I guess my biggest mental block is that I see three adults that are not related. All with three different income streams renting at below market value. 1 Bedroom apartments are $450-500. 

But I do understand this is not a 1 bedroom apartment and as such should not be treated as one.

I was leaning more towards the way @Jeff Keller explained. Just raising the rent and having all three sign one lease. In case one would leave. I may not be able to do that before one of the groups moves in but I can always raise the rate next year.

@Michele Fischer could you please elaborate a little more? These are not families so I am not sure as to why this would be discriminatory.

Hello all,

I have been renting a SFH (3 Bed 2 bath) for 1100 in WV for the past 3 years. I currently Live in SC so I am using a PM to take care of the property. We recently just had a family move out and we are currently looking for a new tenant. Our PM says that there are two separate groups of 3 guys each looking at the house. I asked the PM if we were going to charge more because in my mind three separate people are going to be living in the house not a single family. She acted like I was crazy to think that we would charge more. Seems like I am accepting more risk and therefor I should be getting more profit. Am I looking at this incorrectly? Thanks for any advice.
