Anyone have experience in moving a house.  It is free, but has to be moved or will be demolished first of the year.  I have a lot picked out and in negotiation process. I have costs on the new foundation, etc.  Does anyone know what kind of costs are associated with the move, ie. cables, wires, law enforcement?

This is what I found out. Credit Union will use rent as income after 2yrs of ownership and can use appraised value on case by case scenario but would not be the case for me. I'd need 20% down on a commercial loan.

I have the opportunity to buy 10 properties. Asking $866,000. The total SEV is $1,300,000. Total gross revenue is $103,000/yr. They are all houses except one 6plex. Is it possible to get a zero down commercial loan since the borrowing will be less than 80% of the total value? Any creative ideas?

He's advertising his credit union would be able to do that.

I wanted to get into new construction and I have an LLC that handles remodels, additions, handyman type work. I have a individual license as well as company license. Can I create another DBA under my current LLC? Trying to limit the possibility of getting a new company license for my build jobs. Thoughts?

We still build in the winter.  Most foundations are in the ground about October - November at the latest.  Then we can do all inside work for the winter.

Hi all...

Been on here years ago but life got busy. I'm a licensed residential builder in Michigan. Completed a lot of flips with local investors. However, I'm finding most investors aren't in it for the long run. They either want full control or market doesn't ptoduce returns fast enough. I love finding the next deal. Came across some land here that owner will sell on land contract. Looking for potential local investors for small development. Also have experience in new construction, additions and handyman type work. My goal is to eventually be able to finance my own work. Your thoughts advise would be greatly appreciated and looking to connect with like minded individuals. Thanks!!
