Recently took over a Small Mobile Home park in PA. It is already Sub metered. Park has one master meter.
Water authority Bills the Master Meter $60 for the 1st 1000 gal. then $25 per additional 1000 gal.

PA law allows for Sub-metering. Further says the Land Lord is not allowed to make a profit. But Also states that fees are allowed as long as the amount does not exceed that
of which a tenant would receive had they been serviced directly by the
utility company

The Previous owners Billed each Mobile home $60 for the 1st 1000 gal. then $25 per additional 1000 gal. Which this is exactly what the water authority would bill each mobile home if they were each billed by the authority.

If I understand this this it allowable by what the law allows, but do the math, the Park owner then also makes a small profit.

Thoughts?

I've done a little poking around and I am unable to find any REIA group in North east PA.

If I'm missing one please let me know.

If not and you are interested in forming one please join me comment to this thread.

I'm thinking Wednesday October 9th,2019. 7pm meeting at the Cracker Barrel in Wilkes Barre.

this would be for anyone looking to network and meet others, from beginners to experienced Investors.

Strictly no selling at the meet up.

The high cost is also very comparable to the cost of a franchise. Where in some ways you are getting the same thing.
