Yeah I guess I'm just not really sure what the downside would be to getting my license. You're making it sound like it's actually a bad decision. In the book, Scott is saying that the benefits to getting my license would be that I have access to the MLS, can draft up my own offers and do the other paperwork, and it gives sellers (and maybe lenders although he doesn't say it) confidence that I know what I'm doing.

@Scott E. Yeah after doing a bit more digging I think  I will be doing less of the general contractor work than I initially thought. But I am still going to get my real estate license so I can find my own deals and make my own offers on them. I'm reading J. Scott's book and he recommends getting your license so it seems like a matter of personal preference.

But I appreciate the input!

Interesting, so you don't do the real estate part or the remodeling part? I'm trying to maximize my profit per project so I'd like to learn both eventually.

Hey everyone,

New to the forum. Happy to be here!

I'm just starting out in REI and wanted to run my tentative game plan by you all to get some feedback.

I've got some money saved up and could probably borrow some money from family if I needed to get going. My plan is to flip homes and/or apartments. It seems like the housing market is going to cool off over the next year so my plan is to prepare myself for my first investment during the dip.

My question to you all would be, what is the best use of my time leading up to that? Would it be best spent getting a realtors license, getting a working knowledge of residential construction so I can do most of the remodeling, or some other option I haven't thought of?
