Jason L. , I have been in the insurance industry for 7 years in Palm Beach County, Florida. Jason Bott is 100% correct in saying that Florida is rated much differently due to our risk of hurricanes and our rates tend to be much more expensive than other parts of the country. Call some local independent agents and spend some time speaking with them.

Larry Fried in what area of Florida were your turnkey properties?
Galya Iliev $100k is not going to go very far near the beach anywhere in Florida. You will primarily be looking at condo’s and townhomes. I’m most familiar with southeast Florida. Stuart and Ft. Pierce area have some decent options and are not quite as expensive as some of the options in Broward and Palm Beach counties.

Mike Terry I am not confident that rising rates will slow down home price increases...especially in states with strong economics like Florida. I live just across alligator alley in Palm Beach County and business is booming. My clients are hiring people left and right, people are making good money, population is growing and there is no state income tax in Florida. I am in the market to upgrade our primary residence and it is scary looking at the current prices, however I am trying to not be fooled into thinking there will be another dip soon. As long as people continue earning good incomes, I don’t see housing prices going down much.

Andrew, Florida! From an investor’s standpoint it is very competitive, especially where I live in South Florida. But overall a great place to live. No state income tax, great job market, warm weather year round. 8 our of 25 of Forbes’ 2018 America’s fastest growing cities are in Florida. Brian

Korey, Are there many buy and hold opportunities with SFR and multi family in Pensacola? I went to UWF but left Pensacola to move back to South Florida about 10 years ago. The economics of Escambia County were not too appealing to me but I know there have been many nice improvements in recent years...ballpark, Navy Federal, etc. Would love an excuse to get back up there from time to time. Dmitriy K. I agree...personal goals are key. Unless there is an immediate opportunity where equity can be put to better use, maybe holding is not a bad option for the time being.

@Nathan Platter shouldn’t one also include principal paydown when calculating ROE? In this instance it looks like ROE would still be relatively low when including principal payments, even at on a 15 year mortgage.
