My recommendation is start by looking for a market that is well below the US median price of $405K. For example, here in Little Rock, Arkansas, the average is $245K.  Look for a market where a higher percentage of the population rents than national average. For example, 35% percent US population rents. But in Little Rock, 45% rents.  Then, within that market, study areas where it is actually less expensive to own than it is to rent.  For example, You might study an area and find that you can buy $125K home and average rents in the area for comparable homes are $1100-$1200.  I have had success making numbers work in Little Rock with over 700 rental properties over the last 25 years. I am an investor and property manager in Little Rock. We encounter foundation issues and most of the time they can be addressed at a reasonable price.  Often times the inspection can be scary, but reality can be remedied easily.  Happy to give you a recommendation for foundation contractor.

I am not sure about your state, but in Arkansas, you need to either be a broker or have a broker in your office, officiating and executing leases. I would check and make sure what your state requires for licensing.

I have been investing in Little Rock for over 20 years, been involved with over 700 BRRR and Turnkey remodels. I point that out to say that I have seen it all! Ive seen many attempt to DIY on their own form a distance and fail. Recent example is I talked with an investor earlier this week form Ohio. He bought a property here in LR and attempting DIY. Hes already over budget and needs help. It can be done DIY but takes a lot of research and groundwork prior to purchase. You need someone boots on ground. My advice is to enter a market by buying a Turnkey fist. That will allow you into the market and set you up with a good team, built into the property management. From there, you can utilize that team to gain experience and understanding into the market. Most Turnkey providers will help you with your goals of growing and getting accustom to the market. From there, you can better transition into a DIY approach

We have had really good luck with "dummy cameras" and signs.  Not 100% effective but helps

We use PropertyWare. We are managing approximately 1200 doors.  Im not sure if they have minimum, but worth checking out as the software works well.

Self-managing from a distance is extremely difficult.  Im an investor as well as own my own property management company.  We manage over 300 doors in Little Rock, Arkansas.  I own property outside of my home range ( approximately 2 hrs away).  Even with my experience and resources owning my own PM company, I STILL hire a different professional PM company, operating within that local community, to manage my property.  My advice is: If you are managing from a distance, you need someone with a high level of accountability and close proximity to care for your assets.  You need boots on the ground that truly care, can respond and be your guardian/steward.
