I'm in the same boat Asia.  I just picked up my first duplex in Columbus (43204) a couple of months ago.  Holidays and the weather has delayed the rehab but it's almost complete.  I agree, as I start to look for another one I'm not finding much!

Great read Brandon.  I grew up in Circleville and have recently gotten into rental property investing.  I hope the population and economy in Circleville continues to support your business long term.  That's the concern I have when thinking of investing in Circleville vs. Columbus.

I am also looking for a quality GCs in the Columbus area for light to moderate rehab.  Any names would be helpful for me as a starting point, then I can check references and reviews.  Thanks in advance!

Jacob, Tanh... I'm in the same situation.  I'm also a pharmacist and am tired of trading time for money.  I recently moved back to Ohio after living in San Diego for the past 10 years.  I've been doing my best to educate myself about real estate through books and podcasts, and am ready to start investing in the Columbus area.  Single family homes are the logical place to start but I hope to eventually move into multifamily and achieve financial freedom.  Good luck both of you!

I’m about to move from San Diego to Ohio, but keep our sfh as a rental. It should cash flow about $300 a month but it scares me to say the least. It will be my first investment property.
