I’m considering purchasing a multi family in NJ and converting it to condos for resale. The house is not zoned for multis and the zoning officer said that may prevent us from converting the property. Has anyone attempted something similar before?

I'm starting this discussion to hopefully have investors share their knowledge and experiences related to taking possession of REO properties that have occupants. What is the strategy/process/timeline/risks etc for vacating the property? I live in NJ. Thanks and look forward to the discussion.
