Yeah, I have thought of all those things. $12,000 in realtor fees takes most of the profit. I sold my other rental this last summer by just using the title company and it was fairly simple. I might use the lock box and pay the 3%. I have someone that can look in on it weekly.

I a man going to sell my rental which is about an hour away. I understand a realtor is much easier with this scenario, but would like to save on realtor fees. Any thoughts on how to FSBO at a distance?

Nice to hear your replies. I have no interest in tax sales here for the reasons described. I may look in Texas, but yes I need boots on the ground there and it has favorable terms for tax liens. I am mostly interested in interest rates with properties most likely to  have the taxes paid. From what I've read it is a great way to go if you know what you are doing. I mostly wanted to know if anyone was doing it.

I have read one book on tax liens and different info online. It seems as if the Florida, Texas and New Jersey Markets are good; however being in a state where only tax auction sales are available, I am wondering can you effectively and safely invest in tax liens out of state? If I do invest out of state, what realistic returns are available? Thanks for any input. Brian

hey there, I am a nurse practitioner. I have two rentals and other investments in rentals. If I were to do it over I would have done the "house hack" thing. We bought a fixer for cheap right out of school and lived in it for 5 years. It is now my rental and I will soon sell. (I missed out on the tax exclusion because of how long we have been out of the home). A duplex would give you guys rent on the other side that would take care of most the mortgage and would be cheaper than renting. If you want to talk real estate feel free to contact me.

my thought and impressions: Turnkey is all about cash flow with little equity position. If I needed to sell I have no buffer (exit strategy). I must hold the property for a number of years to bank on appreciation, pay down and cash flow to offset closing costs. Also, If the fed increases rates do housing prices retract? Just some of my concerns. 

I know for me holding long term is in my best interest and I might be straining at knats. I like a secure position and I like buying equity. If you have more input about the strategy of turnkey that I m not considering I would like your input. I would love a podcast about this subject.

Looking to buy turnkey in Memphis. I also am buying one local in Utah (probably a duplex). 

My question: I am very busy with 4 kids and a profession and am thinking Turnkey would be my best option. I would like to hear the arguments against turnkey. My concern is I am paying too much to get little equity. Cash flow (after PIMI, capEx/repairs, vacancies, etc.) is near $300-400. Thoughts? Thanks
