Hello @Justin Craver and @Dalton Ward - I came across this post when searching for info on wholesaling in NC. I am marketing for off-market deals in the Raleigh NC area primarily for the purpose of aqcuiring rentals, but I may consider wholesaling if I find deals that I don't want to keep. Someone mentioned to me that you cannot assign contracts in NC. Is that the case? Please let me know if you have any other info on the legalities in NC surrounding wholesaling.

@Marcus Geiser great insights and many thanks for sharing. I'll keep that in mind about the sewer camera inspection. I have no experience at all in construction but slowly learning. But I do see the potential profits with the places that nobody wants.

Hello BP Community - I am a new investor looking for fixer upper deals. I have found a few older homes built in the 70s while driving for dollars, and today just found something on the MLS built in 1936 that I may investigate. Is this too old, or worth exploring?

I am curious to know: how do you feel about older properties? Is there a general threshold you go off of for how old of a property you would consider? Any other insights/experiences about this would be greatly apppreciated.

Hello BP Community-

I am interested in doing a BRRRR for my first rental property. It was recommended that I look into portfolio lenders for the refinance to avoid the seasoning period requirement. Does anyone have recommendations for portfolio lenders in the Raleigh-Durham / surrounding areas?

In addition, I'm looking to use a HELOC for purchasing the property. Speaking with Coastal Credit Union now but would like to explore others to see if rates are lower, realizing that some banks (including Wells Fargo, my bank) are not currently offering HELOCs due to Covid-19. Any recommendations for banks that have competitive rates on HELOCs? Coastal may be the best, but still need to check around at a few other banks.
