@Nathan G. Great post! I just won my judgement against my tenant and I’m thinking about getting a collection agency involved (if I collect money great but my larger purpose is to do what’s right and protect the public and other landlords from getting taken for a touchdown by this tenant). Any recommendations on collection agencies?

For me it was just more of a moral victory. I heard on here how the process was so hard and it was simple. Plus I want to let other tenants know that I won’t play games! Plus I want other landlords to know this tenants history so they can make an informed decision. I hope more landlords go thru the proper steps. Just my thoughts though

Well I took my tenant to court and I won my judgement! 🙏🏽 I was very reasonable and I tried to work out an agreement before court but the tenant refused to cooperate. Well the judge loved my lease and told me to keep operating my business so professionally. I won a judgement of $2385 when I just asked her to replace the 1/2 tank oIL and give me November’s rent approx $1200 versus the $2385 judgement. This was an easy process and the judge told me it would go on her credit file.

@Thomas S. I agree. I posted last month about my 1st tenant issue. She left but I had to pay to remove garbage/debris she left, I had some cleaning/wall repair/painting to do, she didn’t match the heating fuel, she ran up the water/sewer bill, and she broke the lease so I filed in civil court for under $160 and we will have a hearing on 1/4/19 (she elected to defend against the judgement so I am anxious to see what she has to present). She moved to another landlord in my area but I want it known that she doesn’t pay her bills!

@Scott Smith I am no attorney although I have several in my family... what I can say is I have never had a client denied a legitimate claim. When you say â€śIntentional acts” It is just how you describe “intentionally” disregarding a “known” hazard or worse. For most investors here on BP I would hope they are responsible investors and do regular inspections of their properties? I should also point out that every company I write insurance with requires me to take pictures and “field inspect” the properties I write insurance on and then they send out a property inspector within 30-60 days after the policy is inforce to make sure the property is fit to insure. so I am worried about an insurance company denying any property claims I might have (I can’t speak for anyone else) but I also have an attorney on my team as an added hedge and I encourage everyone to have a good team and multifaceted approach to liability exposure/mitigation. Respectfully, I just haven’t ever heard of/or witnessed anything you describe in PA where I am licensed to sell insurance (in your response to my earlier post). Thanks for the dialogue and happy holidays.

@Morgan Klein great post! I am an insurance broker but got into real estate investing within the last 14 months to diversify my income and create a retirement portfolio and financial foundation for my kids. I bought 5 SF homes and they are all in one LLC. I have 1 million liability at each location and a 5 million umbrella that sits over all my properties so I am starting to inquire about options as well. Again, great post and great questions. 👍🏽

@Phillip Massey great post! I am interested in reading all the responses because I started buying SF homes 14 months ago (I have 5 total now). All my properties are in my hometown So it is easy for me to self manage them right now. I want to buy multi-family homes but I keep finding deals on SF homes in my area.
