It sounds like the ship has sailed to speak on Nashville unless I am making a play for appreciation or looking to flip which do not meet my cash flow needs or favor my remote status (live in Central IL, current environment not favorable to real estate investing here). I will investigate the east TN cabins. My wife also has experience in social media marketing and online review management so I think she would transition well to those keys you noted.
Loosely plugging some of this into a model seems like a potential for well over 30% cash on cash return per year using traditional leverage. Is that what you are experiencing? As far as being remote, we have no problem making a stopover once to twice a year on the way to a family vacation and for that return can be responsive to texts and inquiries. Are there any services such as cleaning or handymen you find harder to come by in a more remote or rural area?
