Hello @Robert E Baldwin Jr. and @Marshall Leipprandt. I'm also a new investor and new to Jacksonville. I've only been living here for about two years. My partners and I are looking for 10 to 30 unit apartments here in Jacksonville. What are kinds of properties are both of you looking for?

This week I finished reading How to Legally Raise Private Money by Kim Lisa Taylor. A few of my takeaways:

1) If your business is an LLC then you have to include LLC on your business card.

2) Don't use picture of deals you didn't do in your pitch deck. That can land you in more trouble if the SEC investigates you.

3) As you add investors to your syndication you have to let your syndication attorney know so that he/she can add them to your legal documents and register you in that investors state (if needed).

4) Do not write your own syndication documents. That puts your investors and you at risk.

What are some ways that you keep yourself compliant when syndicating your deals?

I heard about Fund and Grow on Investing in Real Estate with Clayton Morris. With the advice Michael Richard gave me I raised my credit score by 100 points. After a little over a month, Michael was able to get me a total of $25,000 in business lines of credit and that was just the first phase of applications. We'll be going into the 2nd phase soon. This has given me the boost I need to kick start my real estate business.
