Post: Centralized Place for all Checklists for Investing Process?

I am wondering if there is a centralized place that hosts all checklists for every part of the real estate investing process.

For example:

During the buying process, following this checklist to ensure you're following every needed step and also check for these specific things which can lead to a lower valued home (flood zone) or cause issues in the future.

As well as for renovating (Ensure checking for termites, rotted wood - Bathroom and Kitchen renos are most valuable), Renting, Refinancing, etc.

This would be great to have for new and experienced investors as well, as updating these lists as more valuable information comes in can benefit us all and ensure we cross our t's and dot our i's on all of our deals.

I would be willing to help put this together if this is not in place already.

Yeap that was my first goal to house hack so I have a nice place to live haha.

Though I'm in Jersey for now so it's a bit hard with the prices here. Hoping for a dip soon, have a nice pile of cash waiting!

We're including a "Home Office" in our STR in Phoenix so that if someone wants to travel to Phoenix / Scottsdale and still get things done in their business, they can comfortably. I think "working from home" will continue for the foreseeable future until the "fear of Covid" passes.

 That fear will never pass, it can actually only get worse. But WFH, in my opinion, will only grow as the younger millennials step into management roles in the next 3-15 years.  What that does to housing is probably going to be unch in the long run. And boost rural in the short term with a possibility of a crash in the long run. It's not like we have a cap on the amount of buyers in America, if New york loses steam trust me a Euro will step in and buy. If cali loses steam, trust me someone in east asia will buy. If the cost of the New York & LA short will be a Tulsa long. So I think unch really.  The short term aspects will cause some random markets to super appreciate and dump.


@V.G Jason: Your Comment: "That fear will never pass" is correct.

It's a shame the manipulation of the populaton was so sucessful.

What you will see coming forth and is now in some scientific studies, is that Ivermectin, Hydroxcloriquine HCQ (used for malaria), Quercetin with zinc, Vitamin D, Vitamin C, all are effective treatments for Covid.
The problem has been that these solutions cost under $20.
While they can get $33,525 if they call it Covid

I do believe though, that despite the cause of the new increase in work
from home employees - a new standard has been set as Jason mentioned
earlier especially with millennials that work from home is most likely
here to stay. A lot of Engineers and others applicable to work from home
in the past wanted to do so, now that companies are seeing that it is
possible and actually has some advantages such as saving on rent on
offices as well as being more competitive to higher top talent I can see
the numbers going up of remote workers for those specific facts. Times are changing with technology so that fact could bring great opportunity with other areas with value other than a good work market.

You clearly are considering how to network.....and my comments were not meant as a dig - just an encouragement to be very specific about what you can bring to the table in any kind of cooperation. Everyone can articulate goals and their desire to succeed. However, the specifics of the benefits that you can offer (e.g., you have time to commit to a project, capital, carpenter expertise, you would be willing to do research, run errands, bird dog, etc.)....these will be attractive to other like-minded investors who may have knowledge and expertise - but limited time.

Anyway, best wishes. As I'm on the opposite coast I may not be your best partner :-) ....but thanks for connecting...

100% Tim, thank you for caring enough about others and pushing them to think about things in a way that can continue to help them grow. That's exactly how I took it. As David Greene preaches, the most important thing is to bring value to others first and only then a successful relationship can be formed. I will be able to scale with my capital which will bring many sales and opportunities with those that I work with which I am excited to see come to life. I am looking to invest OOS as New Jersey house prices are typically in the $400K-$500K range which would obviously be a higher barrier of entry to deploy the BRRRR strategy. I will do more research into your area and see if that is feasible with my vision - but would love to stay in contact and see if I can bring value to you in any way!

Hello, my name is Brian Schroeder I live in North Jersey!

I am looking to network with other investors as well as start to grow my rock star team of my core 4 team (Agent, Contractor, Lender,PM)!

I have read David Greene's book 'BRRRR' book twice now and I am ready to begin furthering my knowledge and experience in real estate.

Some background of my goals as an investor, I am looking to get into a multi-family house in the next 6-12 Months (depending on the market.) I would love to house hack this property (though understanding this may be challenging in a place like Jersey), so I can cash flow or even break even to live in the property while advancing my bigger goal which is implementing the BRRRR strategy in the next 1-3 years.

I would love to work with very well experience individuals who are savants in their areas so we can benefit from each other and build long lasting fruitful relationships!

I am working to own 20-30 properties in the next 10 years and with the BRRRR method and would love to have some amazing individuals to work with.

Also, for investors on the platform that are just getting into real estate in Jersey, or have been established for a while I would love to network with you and accomplish our goals together.
