Hi All, 

Thanks for the responses. Yes, I have thought about living in a duplex or something similar. The problem with that for me is that those places are very hard to find in the area where I actually want to live, and I don't really want to move somewhere else just to do that. Thats why I was thinking to buy a place where I want to live and then invest in one somewhere else. The financial returns wouldn't be as much I know, but thats fine with me. Life is worth more than just money to me, I believe in enjoying things as much as I can while I can. The problem is that to afford both, would require sizable downpayments on both to begin with. I suppose the smart starting point to work back from is the DTI ratio. I read things that say banks typically don't want to exceed a DTI of 36%... is that what you've been seeing? My income is fixed, which is the main reason why I have to figure this out in this way.

I have a general question based upon a potential situation.  

I am looking to possibly buy a personal residence, and then buy investment property afterwards.  Holding both properties.  My question is how much do banks/financial institutions typically loan for the second investment house?  I want to know how much I could afford for the second house, because that will determine how much I actually spend on the personal residence property.  Please let me know any thoughts.  Thanks everyone!

Hello friends,

I am seeking advice on what type or types of business entities to set up to do real estate investing to protect myself from personal liability, as well as provide income advantages or any other advantages that I don't know about.   

Does anyone have any sage advice?

If you had the cash to buy outright on one deal, versus using the same capital to fund financing on 3 or 4 more property deals....wouldn't it be more secure and better long term for rentals if you just bought outright one property in cash?

Each time I tried to send a colleague request, I received a pop-up warning message from the site, prior to me request being sent, so my requests were not sent...

What am I supposed to do to work this correctly?

Hello bigger pockets community!  I've begun to consider investment vehicles for my future and real estate lights me up for many reasons.  First and foremost - everyone needs it.  I'm learning the basic terminologies, types of places, and feasibility of doing things all rather slowly.  I'd like to eventually build up a rental portfolio grossing me $100,000/ year as a silent owner, exclusively managed through a property management company.  I am eager to learn the most cost effective places in which to begin even looking at starting such a venture.  I currently live in California, where real estate is outside of my price range, so I am looking at doing this remotely.  I'd rather not have it take 30 years, I'd like to do it in 10.  Does anyone  have a method they like to use for valuing properties in comparative local markets?  Why are some people interested in single family home investing when buying and owning apartments seems like a much better cash flow idea?  Who here is someone who has accomplished total financial freedom above the $100,000 year range who literally sits and collects?
