I'd appreciate any feedback on using the BRRRR or rent and hold strategy in Houston using condos or townhouses. I'm a newbie with limited funds, and I'm having trouble finding single-family houses with numbers that work. My realtor mentioned that he has investor clients buying condos, but I don't know much about them. I've always heard condos are not a good investment, especially in Houston. Thoughts?

@Jim Cummings I appreciate your advice.  I have been leaning toward something that needs minimal fix up since I don't have a network of contractors yet. You've helped validate that direction for me.

@Account Closed Thanks for pointing out the bookstore, I started with the Ultimate Beginner Guide and plan to read the Book on Rental Property Investing next.  Lots of good information for a beginner like me.

@Mitchell Benson I think I'd like to stick close to home for my first investment, but eventually I see myself going wherever the deals are.

@Jeremy Pakalka Thanks for the feedback.  I'll definitely start working on the pre-approvals.  I've also thought about doing my first deal for cash and then refi to avoid the hard money loan at the outset.  Any thoughts on that?

Greetings BP Community.  I'm a new investor from Houston.  After "thinking" about investing for several years, I want 2017 to be the year I get my first deal!  I've been lurking around BP for about a year, listening to the podcasts and reading the blogs.  

I want to do buy-and-hold and am most interested in cash flow. I'm currently looking for my first SFR. I'm mostly interested in the Sugar Land/southwest Houston area. Been looking at har.com for the past several weeks for deals. I've been looking for BRRRR's, but am also curious about move-in ready or minimal fixup houses. I'd like to hear from others about their experiences in this market.

In my day job I'm an IT manager for a large hospital system here in town, and also have project management experience.

I look forward to networking with others in the area and hearing about your experiences.
