This lot is zoned r6 and neighborhood evolving policy. Which means you can split this property as long as each side has over 6000 square feet for the r6 zoning...and it does. The lot is a little over 15,000 square feet. I can handle the split if needed. There will be 2 pads on each lot after the split. 

The property is within 2 minutes of downtown, level, vacant (no demo cost), alley access, and sidewalks. The sidewalks alone will save a lot of headache and expense due to the new overlay laws. New construction across the street. email me at [email protected]

Lot size is 50 x 150 and its next door to new construction. About 20 new homes within a 1/2 mile radius with comps ranging from 350-550k depending on the size. This lot was just rezoned from Rs5 to R6 in late October to hold two homes instead of one. This area is red hot with plenty of comps! Ready for two SFH!

Hot property in Charlotte Park surrounded by new construction. Zoned R8 which allows for 2 new construction homes after the old house is torn down. The neighbor's lot sold for $188,000 and is the exact same size. They have already started on the new construction next door. 

Closed comp next door at 676 B Annex Ave on  one of the two new homes is $356,000 at 1823 sqft. 3 beds, 2 1/2 bath.

Another closed comp on Annex....628 A Annex Ave, Closed at $361,000 at 1945sqft. 

The lot does have alley access for a garage/carport.
