Just curious - what tool are you using to create these graphs and tables?

I suspect it has more to do with the illegal STRs all being shut down. 5-points had a LOT that were not zoned properly and the city really came down on them. There was a flurry of furnished midterm and long term rentals available, and I suspect they were not successful so they are now trying long term rentals. Just my hunch.

I grew up in Huntsville. A friend of mine who still lives there said he couldn't believe how many houses are currently for rent in 5 points and Old Town. Any chance it's oversaturated with rentals because of the tremendous growth and press? I have no doubt the properties will appreciate over time though. Great city

Curious about progress as well @Bobby Dailey. I'm based in Atmore, AL and currently looking in Bay Minette, Atmore, and Mobile. Atmore is basically out of convenience, as I don't feel like the market will appreciate like others but cash flowing rentals are attainable. 

Would you flip a house in a market you wouldn't be comfortable holding long term? Have a potential fixer upper, but I'm not sold on the area's long term appreciation potential.

 Hey Brian,

Majority of the properties I BRRRR start out without HVAC and I put HVAC for all units. Not sure if rents will justify with HVAC alone, but I have seen tenants prefer my properties much more compared to the other rentals in the area. I would think this would play a role in your vacancies and retention for tenants as long as they are screened correctly especially in south AL!

Thanks for the responses. Mini splits are something to consider. I'm in South Alabama, so it's definitely humid and A/C is a necessity.

I'm looking at an 1950s, 3br/1ba fixer upper that currently has window units. Still running the numbers, but the plan is to BRRRR but flip would be the backup exit strategy.

Does anyone have experience installing HVAC in old houses that do not have central air? Is it worth the cost for rental?

how do you typically contact owner when driving for dollars? Mail, knock in door, phone call?
