Hey Ned,

Thanks for that advice!  These are deed sales.  I have looked up the deeds of previous sales, and it looks like they have all conveyed to the auction winner.  I will 100% be on the lookout for a tax sale attorney in Nevada!  I have already x'd out half of the list, but some of these are nice looking properties.  I'm also thinking about reaching out in advance to see about a possible sale before auction.  

Hi BP fam,

I was able to get myself a bidder number for the next Clark County, NV Treasurer Trustee Auction next month.  I have flipped properties before, have some rentals, but never acquired properties this way.  Any lessons learned or advice would be greatly appreciated!  For example:  If a property has a mortgage on it or people living in the property will the process become more of a headache?

I am not an expert in Tax Lien, i bought a dozen of properties in tax deed sale, never took a tax certicate,  but tecnically you dont have the ownership or the rights of the property you are only  the right to foreclose the property, the best is do not pay any tax, before the Foreclosure.

I may have a co-worker (teacher at Bishop Gorman) who is interested.  When will the home be available?  My wife (Realtor w/ Realty One) just ran a quick comp and $2800 seems on par for Summerlin SFW w/ pool.
