Want to thank you for viewing and even more for potentially answering/solving.


Family friends have a large down payment for a home but are not US Citizens or Green Card holders (They do have employment authorization and Social Security). They are granted residency by the US Immigration court without status. They are successful business owners, tax payers, contributing members of the community and can afford a property purchase but lack ability to obtain traditional mortgage. 

What would their mortgage options look like? Non-QM? Hard Money? 

Any suggestions would be sincerely appreciated. Or if you are a lender feel free to reach out.
