Thank you Sam and Devonte.   My escrow officer mentioned the following : "I’m wondering if having an option with the seller would be do-able…. Then it would not be an assignment fee being paid, but actual proceeds, from which your option payment could be made to the seller"

Hi BP!

I have a nice and habitable property under contract for a wholesale deal.  I have a couple of conventional buyers that want to buy and are pre approved.  I have one lender that would like to speak to me about my assignment fee.  Can anyone provide some insight on what to say and how to structure this?  I am not a licensed realtor.  I have closed 3 other deals but they were cash.

Thank you for the response Chris. I have buyers asking about seller disclosures.  Being this is my first deal, are disclosures something that need to be provided?

Can I wholesale a property to a buyer purchasing with cash intending to live in the property? Are there any issues with disclosures needing to be given to this buyer since they intend to live in the house?

I have my first wholesale deal under contract and I have a ton of interest in this home.  I am going to do a double close, but I do not know what purchase agreement contract to use for the B to C side.  Any advise would be greatly appreciated.

I am a new wholesaler. I have my very first direct market campaign ready to go . I will be sending out 700 postcards a week, with a limited budget.  Due to the holidays coming and this being my first campaign with no momentum built up, is starting my mailing now a good idea? Or will I get a better response rate starting at the beginning of the year
