I was looking at this thread a while back to find out how the latest Airbnb/ vrbo taxes policies impacted reporting taxes in Gatlinburg... I called the City and found out some details for those who do NOT use property managers in the area. I assume pigeon forge it similar. They did tell me stays that are booked BEFORE the below dates follow the prior tax rules so start checking when people have booked to makes sure your not over/underpaying motel tax. No change to Gross tax :( 

  • The online marketplace (Airbnb/vrbo) will NOT remit City of Gatlinburg Gross Receipts taxes on your behalf. Please continue to file Gross Receipts Taxes in the same manner as in previous months. This tax is still due on the 20th of every month.
  • December 2020 Hotel/Motel Taxes still need to be filed and paid by January 20, 2021 with City of Gatlinburg in the same manner as in previous months. This will be your final filing for Hotel/Motel taxes.
  • January 2021 Hotel/Motel Taxes will be filed and paid by the online marketplace (Airbnb/vrbo).

Hi BP Community! We've owned our STR in Gatlinburg for over 4 years now and have been paying for DirecTV the whole time. We also have a Roku with all the normal streaming apps and gig speed internet. As of late, I feel like no one is actually using DirecTV and honestly that we don't get any more bookings because we offer it. I'm considering cancelling it as its now close to $150/mo. Has anyone experienced a dip in occupancy or poor reviews because they don't have cable/ DirectTv in the area? Or is this just the cost of doing business?

We're cord cutters ourselves (haven't paid for cable since 2012 and feels amazing!) so making sure I'm not too bias here. 

Any insights would be appreciated. Thanks!

We currently own one short-term rental in Gatlinburg, TN. The property cash flows very well to the point we'd like to expand by owning multiple properties. We'd like to employ the BRRRR strategy but after doing some due-diligence before we buy we keep hitting the debt to income road block with banks since many won't recognize short term income until after a tax return is filed to show true income. In other words, after the 6 month seasoning, we still may not be able to get approved since we don't have a "lease" even if we have prior monthly income and future bookings. Has anyone found a way around this? Is there a special way to structure the deal? Or do I just need to call 100 banks until i find one that will play ball?
