Hi Matt! Yea, I’d heard FHA Loans are all but impossible to get sellers to accept. It sucks. I’ll certainly reach out to Jared when the time comes!! Thanks for the info!

Hello,

I'm still a total newbie/wannabe investor. My short-term goal is to buy a place in Denver that I can house hack easily, namely a duplex or multiplex, so I can get others to pay for my mortgage. I'm still house hunting, but I'll need to finance the property and am currently weighing my options between conventional, hard money, or FHA.

Meanwhile, my brother in Los Angeles is asking for my help to obtain an apartment.  He needs a cosigner and I'm willing to help him out.

My question is:  If my name is attached to his rental agreement, will that affect my ability to obtain future investments loans?  Will a bank or lender weigh this when considering me for a loan?  Does a lease agreement even show up on a credit report?

Hello everyone!  My name is Brian and I live in Denver, CO.  I just bought my first home here a few months ago and, throughout the process, discovered that I really want a bigger slice of this real estate pie!

BP was recommended to me through my brother, who just started a new job in LA.  His coworker's husband is in real estate out there and told me to check this site out, and I'm so glad he did!

As for my background, I am currently an airline pilot for a cargo company.  As passionate as I am for flying, it can be a rat-race type of career and I'm looking to take better control of my own time and income.  

My interest in real estate began about 12 years ago, when I was in college.  My mother purchased an investment home near my campus and I managed it for her up until we sold it last summer.  Even though my name wasn't on the title, I treated it as ours and, all things considered, we did very well for ourselves when we cashed out:

Purchased in '05 at 134.5K, 15 yr loan, paid extra into the principle (all with rent money), sold in '17 at 182K with over 90% equity.  

This was my only real taste of a legitimate real estate venture.  Also while in college, I worked for an apartment company (two properties) doing maintenance and leasing for four years.  

Currently, I am a true newbie to real estate.  I've read the UBG and I'm still educating myself.  I have no money to begin my investment strategy, but my short-term goal is to buy five properties (somehow) in the next five years, if I can.  If I were to pick a niche at this moment, it'd be buy-and-hold, simply because that's where my experience level is at.  But I know I can flip a home as well.  As I learn more, I'm sure I'll get my chance!

Sidenote:  It's amazing how many podcasts you can listen to during a 12 hour flight to Hong Kong!!!  It's such a productive way to leverage my time airborne!
