Hello BP, 

I am currently in a dilemma with a mobile home. The seller would like to sell by the end of the month and on terms (5 year owner financing w/ 7% interest). 

My questions is do I have to sign a contract with the seller before I market the mobile home to my end buyer? Would I use a general purchase agreement contract?

I will be selling for $10,000 more and will be doing seller financing as well for 5 years w/ 10% interest. 

Any tips/advice on mobile homes please feel free to comment! Thanks all!

Hello BP, 

While I driving for dollars I came across a very distressed property. Looks like it has been empty for months now and it is in a very nice and clean neighborhood. It also violated the city's codes. I was able to find out who the owner was, but the problem is they live in the LONDON, UK! What would be the best way to contact the owner? And what steps can I take afterwards?

Hey BP, 

When assigning your contact to your end buyer it is mandatory to put and/or assigns or can I have a clause like: example- "Buyer has the right to close in the entity of their choice." Would a clause like that allow me to assign the contract regardless if I put and/or assigns.

Hello BP, 

I am really curious when assigning the contract how would I know if my end buyer will like my contract? Should I ask my end what clauses/contingencies  he would like to have before having the seller sign? Should I make the contract simple for the seller to understand? Would a 4-page contract scare them away?

Hello, I am drafting a purchase contract and would love to hear any tips anyone has! Also I have a few questions.

When you offer to pay "all closing costs", does that include the title evidence, current survey, termites, inspection, and the utilities for inspection?  

Also when you are assigning the contract would the wholesaler pay for the expenses (inspection, current survey etc) or will the new buyer pay all inspection costs, etc?
