Places like rentmarble.com they claim to do it all. 

Has anyone ever used an online property management company?

what are your thoughts?

I only have 36 doors so your game is different than mine but instead of asking management company's your in position to tell them you are paying 6% if hey are interested.This is what i did on one of my 18 units and they took it.

All the properties are cash flowing but I have 2 that are not great one is owned by my llc the other is not. I owe money on both but would only have to sell one of them to get the better deal or refinance both.

I set up one account and use quickbooks to keep track of were each deposit goes. when i was just starting and managed myself i had separate deposit accounts for all my tenants so they could deposit but not withdraw. than i would just do the transfers into my general account. thats pretty easy and you have bank records for every property

I have 8 properties and Im looking at a nice 11 unit strip mall. I'm stuck on how to get the down payment do I refinance a few properties or should I just sell one of them? I wish I could put a real expert in my position and see what his first move would be. Any suggestions on what my next step should be??
