I am loving tre homes. Very on top of things and minimize vacancies. Very stark contrast from my previous management company in Austin.

Hello

I have a 7 unit that is slowly being rehabbed as tenants turnover. Post rehab the rental rates have been increased and are almost at 100% occupancy.

I am wondering when would be the best time to refinance. Can I proceed with the refi now even though 1 unit is not rented and another still needs to be turned over so it can get higher rent once the existing tenant is out? Or should I wait until occupancy is 100% at maximum rents?

@Sam B. what do you use for vacancy, maint, and capex? I am still learning what values are good for this.

I am not banking on appreciation. Was not sure what to put in those fields. Mainly just concerned with the cash flow number.

I really did not plan on paying the $175k. I was just posting the numbers with $175k since the seller said they are using the 1% rule to come up with their asking price. I am still learning how to come up with a value for MF's.

@John Leavelle the place seems to be in good condition. Roof, AC, furnace replaced in last few years. They are using the %1 method to come up with the asking price. Don't even want to counter from $145.

I would appreciate any feedback on this duplex deal. Comps in the immediate area are $145,000 to $160,000. Worried about the appraisal coming in low.

@Phillip Dwyer yea I forget how much we set as the limit for when they need to contact me before doing some work. I think its a couple hundred. 


It has been me doing all the pushing really. I have been calling and emailing to get updates. The manager supposedly walked the property on 7/3 and today we are still waiting for bids to do the repair. It’s been a while since I have had to find a new renter and I can’t remember the experience last time and was also curious what an expected timeline would be.
