Good Morning BP!,

I have a similar, but not so exact situation to a recent poster.  Recently accepted a relocation from my company & now faced with rent or sell decision.  I think I know the answer, but still want to get you guys' take.


The Facts:

2 year old home in a prime school zone in Northern Virginia (9/10 per Great Schools)

Purchase Price : $740k

Mortgage:$695k - $4.5k/mo

Zillow Sale Estimate:$770k

Zillow Rent Estimate: $2.8k/mo

Company would pay for PM, but no closing costs.  We will be moving into company furnished housing, so no primary mortgage payments if we sell.  Even though house is nearly new, the monthly deficit between assumed rent and mortgage doesn't seem wise based on possibility of a large repair or two.  I have heard a loose argument to eat the difference and be made whole come tax time.  because there were no details with that, seems iffy.

I'm open to any and all feedback.

Good Afternoon BP!  I've been away from the forum for a few weeks, but have still been reading, listening, and otherwise studying up.  A recent (really positive) change in circumstances has me moving overseas in the coming months & in search of a GOOD property management company in Baltimore.  I need someone who gets it done, cares about what they are doing, and charges a fair (which doesn't necessarily mean cheap) rate.  I'm sure you all know what i mean, so no need to be overly wordy here.  

Any recommendations on a company who can keep me occupied with good tenants, get me paid on time, and can efficiently and effectively evict those who don't play by the rules?

$77k purchase price w/ 25% down. Inspection was great & we are only considering replacing carpet in basement. Hope to have rental approval and voucher authorization soon to get a tenant in. Will be relocating pretty far away soon, but with the right management team, will continue to invest here. Any and all tips are welcome!

Thanks!  Right now I’m focused on buy and hold, turnkey kinda places.  Have you done rentals in Baltimore City?

Good Afternoon BP,

I'm new to the forum and to this game. My wife and I recently purchased a nice SFH in 21213 (Baltimore) and are looking to entrench ourselves in the real estate investing game. We just closed on a 25% down property with pretty decent curb appeal & are working our way through the Baltimore City government rental maze.

We are happy to be here at BP & looking to meeting like minded investors in the area.

Any guidance on investing from afar? We have met with the neighbors & have sincerely committed to bringing good tenants to the area. We are reading every book out there and listening to all the podcasts, but again are looking for a good team of trustworthy partners to keep this ship sailing.

Our primary focus now is buy & hold properties for long term passive income.
