@Peter Loudis we installed 18000btu air/heat window units. They are working great and the tenants are happy.

I recently had to gut the bathroom in a 1/1 to repair water damaged floor.  I'm in the process of putting everything back together.  Is there any advantage to installing a tub and shower over the shower stall that was there before?

I am budgeting out the renovation of a duplex property.  The units are 500sqft each and currently have no ac or heat installed.  Would you install window units or a mini split ac/heat system or neither (leaving it up to the tenant)?  Keeping in mind the property is in a coastal region where the average "feels like temp is 95+ 4 months out of the year.

Thank you all for the input.  I can for sure see the maintenance of the wood being an issue.  This is why we ask questions.  I will now be looking at laminate and hard surfaces only.

I'm about to get elbows deep into the kitchen of a duplex I recently acquired.  I'm looking at counter top options and am liking the Butcher block look.  If used, I would seal with epoxy for durability.  Has anyone gone this route before?  How did it hold up?  What countertops have you used and why?

I have a private money loan on one of my rentals that I would like to start making double payments on.  The loan is structured with no early payment penalty and the application of payments as follows:

All payments shall first be applied to interest and then to principal.  Interest will be calculated on the unpaid principal to the date of each installment payment and the payment made credited to the discharge of interest accrued and the balance to the reduction of principal.

If I were to start making double payments on this note is there a tool that will recalculate the "interest accrued" monthly as the principal is reduced?  Or am i over thinking this?

Strip center with 2 retail tenants, 1 bar, and a dance studio.  There are also 2 (2,1 residential properties on the end of same property)

I'm looking at a piece of commercial real estate in my area and have a few questions for those of you who own and manage commercial property.

1. Do you own your property under an LLC, inc, real estate trust etc.

2. What insurances do you carry on the property?  Carrier?

3. Do you mind sharing with me a few pitfalls you've had as commercial landlord?

I am diving into the purchase process and procedure as we speak.  I want to learn everything there is to know about it.
