@Jason Rhodewalt - FYI - Rancho Cordova falls under state rules and there is NO minimum lot requirement under those rules.

@Jacqui Fournier - I don't think it is an either/or question.  You can do both if you have the space and a thought-out plan.

However, @Dan H. is correct that the return on the investment is not always great unless you can self-build. Or find a property with an existing ADU that can be brought to code and redesigned.

@Marcial J.Paredes - Welcome back.  Pretty crazy that you were here since way back in 2009.  You must have been one of the first users.

Anyway, rules on ADUs differ from state to state and city to city. Here in San Jose, I can rent the main house to one group and the ADU to another group. However, I don't know if that is true in AZ. Is this property in AZ? If not, then where?

Good luck.  From the posts that I have read on BP and Facebook, appraisals in California are all over the place.

In my personal situation, they appraised the ADU as an addition, even though it is detached and above a garage. And despite the fact that there are multiple duplexes on my street. It was pretty bad. I hope you have a better experience.

@Jake Collins - Which state is this in? If it is in California, then you should go for it because of new laws coming down like SB 9 and 10.
