Thanks @James Galla !  I know... those phrases have no business being listed together.  In this case, I believe it to be true. The dynamic within this development is unique. We've been the lowest priced lot for the duration of the listing. Don't get the impression that this is a subpar lot, this is quality piece of dirt... situated next to a park, up on a ridge with panoramic views. As strange as it is, price appears to be a "non-factor". The absorption rate has just become so low, only a few lots are trading each year.  I've tried offering owner financing, build to suit by offering partnership opportunities to local builders, but so far, we just haven't been able to move it. 

Feel free to take a look if you like.  The address is 2655  East Haystacker in Eagle Colorado.  Maybe you'll see something I'm missing.

Thanks a lot for providing some great strategies @Jason Dillard!  I've not considered a lot of the items you mentioned.  Since listing, we've moved from Colorado so it's been challenging to drum up interest on the lot.

Looking for some insight on any alternative strategies that could help me sell a lot as soon as possible. The lot is a great piece of land, with smazing views, in a beautiful community located 30 minutes from Vail/Beaver Creek resorts in central Colorado. It is priced effectively, but due to the ammount of competition and absorption rates I have not been able to secure a buyer. I've had it listed for almost 2 years through a broker, but no interest. Any ideas would be greatly appreciated. Thanks!

Hello,

I'm working on a 1500 acre master-plan development designed to bring badly needed "attainable housing" to Hawaii. I'm wondering if anyone has input or perspective on the best strategy for funding a project of this nature. The development would provide roughly 950 single-family properties, 300 apartments and 30,000 sq. ft. of commercial/light industrial space. Ultimately, it would be built across five phases over several years. Currently we're considering institutional lending and/or private money paired with various state/local grants. Of the almost 1,000 single family homes, roughly half of them would be considered "worker housing" and have sale prices based on 80%-140% AMI.  Any borrowing strategies or insights would be greatly appreciated.

I'm analyzing a development opportunity on one of the Hawaii islands that would involve the construction of 850 worker houses over the next several years. These homes would be vital to residents by providing affordable housing to locals, which would help keep the economy growing. The construction costs of these homes would have to come in at $100/ft to make the project feasible.  The price/ft would be very difficult to hit under current market conditions.  Utilizing a modular home product shows tremendous potential as an adequate solution. At time of writing this, no such factories currently service the area.  

The large volume of homes that would be needed appear to support  the start-up/build-out of a modular home factory to supply the homes at a price point necessary for the development to proceed. Such a factory would be a big economic driver for the area and would help to provide long term cost-effective housing options necessary to satisfy future needs on the islands. 

I am looking for any help or assistance with contacts or information from anyone familiar with modular home factory production.  I am hoping to gather a more accurate depiction of metrics such as building size, land necessary, equipment needs, staffing requirements, etc. that would help to analyze the feasibility of such an endeavor.  Any assistance in this arena would be greatly appreciated.  Partnerships and/or strategic alliances would also be of tremendous benefit as well.
