As of 2021 tax law, might be an updated version for 2023. However, still worth the deduction even in non conforming states to purchase RE to qualify at the federal level.

@January Johnson you got it right, I just remove the Cleaning Fees on the revenue side when using Airdna data or I would get inflated revenue by doubling of Cleaning Fees, makes all the diff in calculating CoC. Then I use PriceLabs to breakdown the data even more, probably can do this with Airdna paid version too but PL is way cheaper by location. Now when someone provides me with actual s (revenue) then like you said, I would add in the Cleaning Fees or take out of the expense side as a wash. I like adding it in to get an accounting affect as it is revenue that has to be claimed. Thank you for the question.

I compare airdna data to price labs and have found airdna includes cleaning fee making it higher and price labs does not.

@Wes M.not too shabby, due to your hard work and value add as a bonus and not to forget the tax incentive of self-management, 6.5 yr. payback! Bonus adding LTR, you are well on your way to real-estate financial freedom.

wow, thats impressing me...its the diff of making zero CoC and 20%. Must validate with my realtor in the market I consider worthy.

To make sure my question is clear, in awning revenue, is cleaning fees included and I need to subtract them out of my gross? Like in AirDNA, cleaning fees are in their revenue estimates and I subtract them by adding in the cleaning fees as expense and not revenue.

Does awning revenue estimator include cleaning fees?
