Have a reputable title company do a title search, if you need one PM also, I would absolutely get ahold of a RE Attorney, offer them a free meal and pick their brain, may take a few tries or some cash but that is invaluable.
Call and get a 24 month average.
Fairway mortgage also is worth a shot. They do portfolio and cash flow loans.

Well you also have Amazon who just built there, and Uline who is also buying property. I live here. I would say prospects are good, but it highly depends on where you buy in my opinion.

I would find someone local. Where in Wisconsin are they located? The issue with this is that it's hard to screen management companies, it's much easier to find referrals from others who are currently using some of them.
