Natalie, that is exactly what I was looking for, thanks for the quick response.   We did have some work done on the house to ready it for rent and had the signed agreement in December so it was definitely in service. Now off to find a tax professional and get things in motion before it's too late.

Hello all.  My wife and I finally found our path to our first rental! We bought a new primary house in November and had a rental contract on our old house that started Jan.1 2025.  I plan to consult a tax professional but before wasting anyone's time I would like to ask whether I can technically claim the property as a rental in 2024 even though our first contract started Jan. 1, 2025?

I'm a beginner and learning constantly, there is so much information on PB its amazing but also sends my head spinning sometimes. That being said after talking to my 11yr old about investing his money and how I was looking to invest in some properties, I wondered if it would be possible to or in what form I might involve him in my investing. I have about 40k to go to the first investment and he has about 1000 in savings. Would it be possible to set something up with him as .025% owner of an investment property? Would that have to be a LLC or just off the books type of thing lol obviously he cant be put on the title of the home, i don think anyways. Curious on your thoughts!

We stayed in Breck last year at a very high end one and the deck was not cleared. The only time I can think this might effect things is if your property has a hot tub or some other reason to be out on the deck in the middle of winter. That being said the entire driveway and front walks where heated! This was amazing from a customer stand point and as a result the owner only had to make sure the road from the street to the driveway was cleared. If you decide the deck is a must you might look into installing a covering or getting it heated....?

I have had a small business for 8 years installing signage.  For several reason its time to move on from the business.  Looking back on my adventure into the sign business I concluded that when i did it all again I would work in the industry for at least 2 years before venturing off on my own, this way I can get my education while making some money before risking it all and enrolling in the school of hard knocks. That being said I'm digging into the idea of real-estate investment, something I have always been interested in.  Any thoughts on a job in the industry that would give me the best position to learn as I earn?  Property management, appraiser, inspector, realtor?
