Why not give your renters the option to paint the cabinets themselves on their dime? Save you money, they get a color they like, win-win. Obviously if they paint it pink glitter, then you'll have to repaint, but your first one would be free! Just a thought.

@Jaysen Medhurst Thank you for taking the time to look at this. My biggest concern with this calculator is making sure that I input the right numbers into the right spots. Should I be inputting my current loan balance as the "purchase price" instead of my original price since that is when the renter would take over?

Also to clear some things up, I wouldn't be hiring a property manager as this is my current home and I know what has been done and needs to be done. The renter would be responsible for taking care of the general "day-day" items (mowing landscaping, etc) and minor maintenance (nail holes in walls, light bulbs, carpet cleaning). The major CapEx things have already been done. A new 30 year roof and new windows were done in the last 12 months. New kitchen appliances were bought 3 years ago. New carpet was installed before I moved in 4 years ago. The only "major" expenses I can foresee are a new water heater and maybe a new furnace. That's why I only put 2%.

This is my current house that I live in. I'm trying to figure out how to manipulate the numbers to get an accurate ROI and cashflow report if I decide to keep this as a rental property and buy a new house to live in. I input my original loan information and I've been here for almost 4 years.

Not sure what catagory to put this in, but are there any magazines/periodicals that are specific to house flipping, investing, etc.? I know of ones like Money and Business insider and such, but those aren't "industry specific."

I registered a few days ago to view the IRA webinar on 2/4/19 @ 5pm EST. I was on my computer watching the count down. 6 minutes to go, 4 minutes, 1 minute. Then.... Nothing. No video, no audio, no link, no direction... Nothing... I refreshed the page and then the whole section disappeared. So, what did I do wrong so I don't miss the next one?
