I am looking for current cap rates for commercial buildings (not apartment buildings) in Prescott, AZ. Would anyone know where to find reliable information on that?

What's an average expense ratio for a hotel? Just a rough, ballpark, rule of thumb idea. Say it's 70's built and in a B-ish area.

Just looking at a small building (6 units / mixed use) in the Bronx. The 6 units apartment are rent stabilized. I'm just curious if there's anything one could do to ever get the rents to convert to market? Would that tenant need to end their lease and then it becomes market?

@Matt Rosenbohm Hi Matt! Just curious as to the size of bridge debt you're looking for? Also, is it only single family fix & flip? I know financing LTV/LTC's have come down since COVID-19. I've spoken to Lima one but haven't ever done anything with them.

I recently had a colleague send me the Multifamily and Commercial Real Estate Performance Metrics report by Moody's Analytics for the first quarter of 2020 (dated May 14, 2020). I have been attempting to find a similar report for Canada, mainly for Toronto commercial real estate report discussing where cap rates have gone due to COVID-19. Would anyone have a good idea of where to find something like this information?

I am looking over a Statement of Revenues and Expenses for a hotel. I noticed Amortization under Operating Expenses and I was wondering if one would want to include that number in the NOI or not.

I’m looking for advice writing a resume to potentially qualify for an underwriting position. I did get my Series 7 & 63 back in 2009 but I do not have any real estate related college credits. I have been underwriting multifamily assets for 3 years (starting from knowing almost nothing.) a lot of my multifamily education is from a Dave Lindahl program, many, many books, podcasts, YouTube, bigger pockets, attending events and being part of a network of individuals that are already buying properties. I primarily use Michael Blank’s “Syndicated Deal Analyzer” and I have been studying the ins-and-outs of agency debt and bridge loans.

I know I have a long way to go to be at professional level! I am hoping to find a way I can use the knowledge I have and build on it through working with an established group either locally or remotely.

My colleague suggested the following as a loose rule of thumb for ROI expectations on general upgrades:

Ex:

For $100 rent increase:

$100x12 mos= $1200

$1200/20% (ROI)=$6000

Conclusion: $6000/door = $100 rent bump

Do you agree/disagree? I’m sure this is a pretty general ROT and will depend on your market and what upgrades you’re doing?

I am looking at an off market 100 unit property in 30906. I am unfamiliar with the area. Any thoughts on crime, employment and so on?
