Post: In between referring a deal or wholesaling. 2nd deal. Any help?

I am in between referring a deal for a 2nd time or debating about putting it under contract myself and looking to sell the right to the contract. I have a few contacts who are always open to making cash offers for homes. The deal is an off market deal in a good neighborhood. The reason I am in between is because I did my first deal about 4 years ago and hadn't ever tried to do another deal. I have been learning of real estate now for a few years and feel confident in what I know. As a beginner still, who is interested in investing in the near future, what do you feel is the best thing I should do? I feel that Numbers are there to make a deal and the price it's up for sale is about $40-60K less than potential ARV. What do you suggest I do between going for a finders fee or putting it under contract? I appreciate all Of the help. Thank you!

I've since listened to 38 podcast episodes. Some that caught my attention I listened too. Roughly about 50 in total. Best choice I ever made. I'm getting ready to close on my first deal in which i am only a finder of the deal. But, It's been a great chance just to see first hand the process of a deal and being apart of it let me get hands on experience in completing the deal. Thank you to everyone here and if there are any tips on what to avoid as a beginner then please do share and let me know!! I appreciate everyone's input.
